Beware of Infinite builders

GM Infinite builders under the organizational set up comprising of Mustafa, Stephen, Dr Gopinath, Natesh Babu, P R Subramaniam has started a few housing projects in Bangalore under the name of GM Infinite Dwellers and GM Infinite builders. They have not completed their projects all those who have invested money in their last project Infinite NR Greenwood is crying
as the conditions is unhygenic, insecure, and violent. They continue to misguide especially nonresidents and out of Bangalore city apartment seekers by great promises.
All those who have booked flats have had bad experience with these people. He is coming out with a new project in Bangalore. This is to warn those prospective buyer to check with the existing customers before you decide. This is also to warn the bankers to be beware of giving any loan to this builder. A list of atleast 40 customers can be given by refering to this blog.

  1. Thought of sharing my experience as a owner of a flat at "Infinite Silver Corner" from GM Infinite Dwelling (India) Pvt. Ltd at Bangalore. May be you have not seen many reviews (either good or bad) on this builder as this
    builder was engaged with small projects till today like any other builder and hence no one cared. Now since this builder has entered into big projects like Infinite Silver Springfield, they are not able to manage and hence the customers like us are biggest sufferer.GM Infinite has failed to impress the customers and almost all the customers like me are regretting in investing their money on this fraud builder. Even though I have bought a property from them and know that value of my property will go down by writing this negative review I really don’t care. I do not want other to suffer like me in investing with GM Infinite. I have bougt a flat in thier complex ’Infinite Silver Corner’ and since then I have all the problems with this builder and so the other owners. They have delayed by about 3 year in handing over the flat without completion of common facilities and no compensation has been paid to any of the customers. Only 60% of the project has completed till today. God know when he will finish this project.Just imagine how painful it is by paying the EMI for 3 year without having your flat and still no hopes of completion. This budiler rates their quality of construction very high (don’t know on what basis) and hence they say that their rates are not negotaible. I feel their rates are highest among all other builders which are as par as with them..but "my balls" (Sorry to use offensive words as you can see how frustrated I am with this builder) to their quailty and they are no better than any other small time ordinary builder. I would say it is pathetic.

  4. I had purchased a plot at silver o corner around 3 years back and had no issues with legal papers nor with registration. I did not interact with their MD but with their Marketing folks found them to be professional. There was an error in the measurement of the plot / registration which I had discovered couple of months after registration. They immediately arranged for a refund and also got a rectification deed registered. Overall, my experience has been pleasant till date.

  6. Beware of GM Infinite any project as they will put a clause in their agreement that if you want to cancel the booking or ask for refund then they will eat your entire money, on other way you are forced to buy once you have done the booking. Read the clause below:
    Clause in Sale Agreement
    If any breach continues for more than 2 months or any breach not being rectified within a period of 2 months, for whatsoever reasons, the vendor/developer at its discretion/option will be entitled to terminate this agreement and treat a sum equivalent to 20% of the entire sale consideration as forfeited and adjust it as liquidated damages from and out of the money paid by the purchaser/s and the vendor/developer will be entitled to deal with the schedule “B” undivided share, including selling the same to Third Party, without any further reference to the purchaser/s. The balance money, if any, due to the purchaser/s shall be paid within four weeks of the disposal of the schedule “B” property. Against the cancellation of this agreement by the vendor/developer, the purchaser/s rights under the Construction agreement executed on the same date shall stand terminated without any requirement of execution of any further documents.

  8. Here are few update on GM Infinite on E-City Phase 1

    1. Construction work process is GOOD
    2. They removed door between kitchen and utility area. No money refund but for extra doors u have to pay 20K (per door )
    3. No grills on any window (Extra u need to pay)
    4. They construct pillar till 4th floor get all your money till 95% but won't construct walls for many months
    5. Color of the building changed with out notice.
    6. Quality of plastering is not good ( I am not sure but saw few pictures of it) So any one how buys please check it
    7. Aminities, play area etc everything moved to phase 2 blocks so that they get some more money from it...... Phase 1 plan amenities are moved some where else just to attract people to buy flats. If they start phase 3 they will move it to that location as well
    8. Sales people will promising anything before booking after that they not ever look at your eyes
    9. Not sure how many boar they have, each sales person will say each number
    10. Too many apartment from 900 to 2300+ all have to share same amenities
    11 No meeting

    GM folks please satisfy customers so that you can develop, dont use harsh or heavy words that cause bad name to your org.

    GM E city is a good place to invest at their price but there are few concerns for sure...... Make your own choice

  9. I too have booked a West Facing 1360 apartment in this property along with 11 of my friends and we intend to make them our Homes.
    It is a very nice project which comes under the tag "Value for money". There aren't any freebies and do not expect anything uber cool in this price.
    It is pretty reasonably priced and provides all necessities in that price.
    Only one fall out would be that it does not have a DG back up for individual flats in 1st Phase. 2nd Phase it is available.

    On Electronic City area:
    It is one of the most multi-cultural zone in Bangalore and it is the 1st Smart City in India and is being mentored and developed by Cisco.

    I have no right to object on the previous comments (they might have been their experience) but neither can I complain.
    My views on the few scary points mentioned above:
    1. It is a BUDGET APARTMENT built to a cost.
    2. You want additional features you got to pay for it.
    3. All NECESSARY points have been taken care of.
    4. Construction Quality has been good and the progress is smooth.
    5. We as a group of 17 buyers have always found the management to be arguably reasonable.
    6. My brother-in-law purchased a flat and later cancelled the booking due to fund flow issues; the money was refunded - no questions asked and on time.

    Hence, strangely I differ in my opinion to the previous comments.

    To the prospective buyers.
    The property is good to its price.
    Hence keep clarity of thought before you buy this property.

  11. I bought a 3 BHK 1350 sft flat along with my 10 friends , its very good project and all are happy and we don't face any issues.

    Construction Progress and Quality is good, phase-1 about to finish and looks very rich.

    I feel this is a talk of the town project.

    It happened for me to purchase a flat (Unit Num :A-447) at GM Infinite E City Town phase I about an year back, I had purchased at Rs 2050 per sft, now its good to know that the builder is selling at Rs 3950 per sft in the same project Phase 2, Just to mention, I work for IT Company in electronic city as an IT engineer and just started my carrier and I feel so comfortable at this age as I made an wise decision by purchasing at flat at E City Town as the project got that much of appreciation. And for youngster like me an investment yielded Rs 35 lacs plus with in an years time, I would like to thank GM Infinite for making my future more secured. This has not only happened for me, the Investment has yielded in the same pace for more than about 1000 families.

    The progress of construction is at full swing and it is expected to complete before the schedule time frame and this will again save my pre emi’s as well as my current house rentals and over above my family will get an chance to live in an well crafted project in the city, the list of amenities makes my kid more exited.

    Nothing stops me to refer my colleagues, friends and relatives to own a flat at GM Infinite E City Town and its an great opportunity and I wish my friends, relatives, and colleagues not to miss out on this great opportunity, opportunity doesn't knock the door again and again...

    2. This post is definitely from the stupid GM Infinite sales executive. At no point of time they have sold their flat with Rs. 2050 per sq. feet. GM Infinite is going to die soon if they have the irresponsible attitude towards their customers.

    5. I felt that my all money went in vain by buying GM Infinte E-City Town Phase 2 flat. They promised they will hand over in Dec 2016 now they are saying in Dec 2017 but I don't think they will hand over by Dec 2018 coz no work is in progress. They all are busy to cheat poor people like me by GM Techies Town with 100 amenities sweet. If you want know why there are no progress in last 10 months all gm people reply rudely. I can not fight otherwise I will loose that stupid property also.
      Please stay away from any GM Infinite project not only from above mentioned reason but also poor quality of construction. God knows how 31 floors building will survive using this quality of construction

  21. Hi All, I want share my experience with GM Infinite Builder. I have have booked a 2 BHK flat on May 2013 in ECity town Phase 1 . That time the the Builder has given a lot of promises and took 95% of Money on May 2014. After Dec 2015 also the construction is not yet completed and the builder is advertising that the ECity Phase 1 flat owners got 200% appreciation. Construction quality is bad. Model flat and the original flat is no where matching. They have used cheap quality products. Construction is not got good. Enough space is not given between two flats. Walking space between two flat is only 4.5 feet. It looks like a cave when you look from one end. Floor tiles are cheap quality. GM Infinite is setting some false email Poll to decide about Generator power backup inside flat. They are asking Rs 40,000 extra from all 960 flat owners in Phase1. Initially they told that Club house will be Phase 1 and collected Rs 1 lakh from all 960 flat owners. Club house work is not even started. Now they also collected money for Club house from Phase 2 flat owners also. For all the 3600 flat owners same Club house only. When group of Phase 1 flat owners asked clarification regarding the quality and timeline for possession. They called us and threatening that the Flats will be cancelled. GM Infinite personnel will not answer properly after taking money from you. In the construction agreement , the builder would not mention regarding the product that they will use for construction, they use cheap quality product. They will treat you like a beggar. Please go through E City Town Phase 1 and Phase 2 face book page. My sincere advice is stay away from GM Infinity. Please do not even speak with them.

  22. I very annoyed with GM infinity , bought my flat in Jan 2015 with a promise of getting the posession in March / April 2015. My 95 % of the payment was made in March 2015.

    Today, we are in March / April 2016. I just requesting then to hand over the house as It's a delay more than one year. They say make the 5% payment and complete the registration and still we can't give the house as they will start only the toilet and painting work later and might be likely may or later.

    They are a buch of Liers. I have written mails after mails but they don't even answer one. Today when I said I might go legal way, they said by all means .

    It seems the agreement we signed says of a delay for 6 months after one year period of signing ... They never even mentioned ...

    GM infinity E city town is a black hole ... Can I know any one who got their property ...

    1. GM Infinite builder is a Cheat. They never kept their promises. Always they lie. The project is supposed to be handed over on August 2015. Still they do not have BESCOM power connection for individual flats. No common amenities like club house but they are collecting 2 RS per sq.feet for 12 months in advance. This builder is collecting Rs.80,000(yes 80 thousand)for legal fees and Rs.40,000 for .5V Generator backup. After collecting 1 lakh 10 thousand Rupees, they will no give any receipt. This builder is not only cheating their customers but also the Indian Government. This cheap builder is taking advantage of slow Indian judicial system and Government officials who takes bribe. That is why they are saying "By all means". One day this builder and their employees are going to come to road and beg for their next meal.

  23. Delay in Possession, Project is supposed to be delivered by August 2015. No common Amenities like club house and others. Quality of construction is not good, cheap materials used. Water leakage in ceiling on top floor. Flooring tiles are not good quality. Real Colour is not matching with the broucher's colour . Builder is collecting more than 1 lakh Rupee for legal fees + Generator backup, they are not giving receipt for this. They are cheating the phase 1 customers by giving false promises.

    I completely agree with all people who are facing issue with GM infinite. These are bunch of cheaters, they will take all money much before completion.

    As a buyer we don't focus much on agreement while buying and that's the loop. They make beautiful use of it. They take whole money (almost 90%) by just building the slabs.

    And then takes ages for rest of the construction.

    All positive comments must be from these GM people. I am sure there wouldn't be a single happy customer.

    I am also agreeing with all people who are facing issues with the builder GM Infinite.
    I have booked the flat on July 2013. The builder took 95 % money on May 2014 after completing the four slabs.
    Till date the flat construction is not completed/ finished. Till date no one has moved to flat to live.
    On Dec 2015 , I sent a letter the MD and Chairman questioning about the quality and timelines for ECity Town Phase1. The builder has replied through a lawyer saying my flat has been cancelled. I have filed a case against the builder in state consumer forum for justice.
    People who are reading this post , please try to empathize my situation . I have to pay my present Home rent + EMI for Home loan + Lawyer fees. This situation is like a Hell. I have made a wrong decision of buying a flat from GM Infinite.
    I really do not understand about the God's nature when these kind of builders are doing their business. If the God is really present these kind of builder will get severe punishment.

  28. Dear All, I have not purchased any flat from this builder. I had talk to many flat owners from this builder. All of them are giving negative review about this builder.
    After reading this posts I can say that this negative reviews are the real time experience. The people from the builder or the person who want to resell their flat might have given positive review. It is better to be warned and stay from this builder to avoid the risk in future.

  29. I booked a flat in their ongoing project GM SPRINGFIELD at Hesargatta Main Road in March 2013. That time they assuered, project will be handed over in Dec 2013. Till now project is not completed.They say it will complete in June 16. I am not having any confidence of getting flat even in Dec 2016. Once delayed my installment because of their poor work. That time they started to harass to cancel my agreement. Now since last 3 years paying my EMI as well rent. Just think about my fate. I selected a wrong builder.

On Dec 2015 , I sent a Reg.letter and email to the MD and Chairman questioning about the quality and timelines for ECity Town Phase1.There were around 60 person from phase 1 where there in CC at the time to sending email(now very few are in contact). The builder has replied through a lawyer saying my flat has been cancelled and threatened rest of the people through phone. I have filed a case against the builder in Karnataka state consumer forum for justice,complaint# 43/2016.

    2. I booked flat without research.after going through lot of feedback specially this page I started analysing..and cancelled my booking.Now GM guys told .they won't refund my amount which 1 lac. My amount is not small amount. So without any drama I thought abt this for a week and been to a lawyer. Very soon these guys will get a legal notice.i know I will suffer but need to take money from them.

  37. My brother in law and I together booked a flat at gm phase 1 around April 2014.paid 1L advance at the time and they promised July 2014 delivery. Right after advance was done they started following up for 20% payment. They also informed that project had moved to Oct 2014. We didnt pay the 20% and kept pushing them for earlier hand over commitment before we pay anymore.
    Then within a week, they informed about Jan 2015 completion. We got frustrated and requested for cancellation. This is where things turned ugly.

    They stopped picking out calls, one Mr. Khan who was sales Exec stopped talking to us and claimed he's not authorized. He redirected us to one Mr. Suresh jain. Suresh said he will withhold 20% and pay us 80k back to which we refused because the reason for cancelation is that Gm had moved the date of handover and it wasn't our fault. We were ready to take the flat if the completion was sooner.

    In one of the calls Suresh Jain threatened me that he will make sure not one penny is given back to me & challenged me to do whatever I can.

    At that point khan got in and tried to convince me that I had signed the forms and that such delays are normal.

    They then redirected us to Mr. Naveen from crm department to process refund. Naveen didn't answer to any email or didn't respond to any call.

    We sent over 100 emails (have everything documented) and no response..

    Out now sheer frustration I approached a lawyer and sent a legal notice with all documented evidence.

    Within 20 days GM agreed for refund and we received check in 2 weeks from then. Check was for full 1L that we had paid.

    Cost of sending legal notice was 5000rs.

    GM has completely immoral practices and they have no ethics.

    Beware.!

    Rather spend a bit extra and buy a completed ready to move in property.. Will save u all the hassle.

    • Residents/Owners are refrained from using the open platforms of internet to put bad reviews and remarks, The Management is doing everything to ensure the E-City Town is the best place to live in. The Management welcomes feedback and suggestions internally but not on internet. All those posting negative remarks advised to delete them.   42. These builders are cheaters. They took our 95% of the money saying it is a prime block in June 2015 and haven't constructed the E Block since it was on the model flat. In the meantime they launched Ecity phase 2, techies town and all the new projects are being worked on with full swing.
    For us E block owners, they duped us big time, imagine paying the rent + EMI for the last couple of years.
    The date of possession was supposed to be Aug 2015, it is Feb 2017 now. They do not respond to emails, dont pick up phone calls, once they take your money, they gulp it.

    DO NOT get into "Ab ghar sirf GM Infinite se" because you will have to wait a generation until you get that "ghar"

  43. I have Visited this GM infinite Techie town project in last month. They have just started works and sales person told me they have 25 borewell for 4000+ apartment( God knows what will be water scarity).

    Now the sales person was not professional, he told us the Apartment total cost exluding registratin(Include club house charges 2 Years maintanance, ans some resever fund) upto 74 Lacks.

    As you go up more then 5th florr, they rise the price, and when you ask something like you need east facing, or west facing, they will suddenly say that facing price is 20Rs SQFT more. just imagine how they try to dupe buyers.

    Now sales person promised that this project going to be completed in Dec 2019. i dont belive they would do such huge work in this time.

    When i ask for negociation, he suddently told we can do negociatin in the price, if you are ready to book now with cheque... what the hell he think? are we buying a cocolate ? its a damn house worth our life saving.

    So he did not come down on price said will do once you are ready to book. i told him, im not going to book untill i do not know final cost.

    Next day he phones me up and said the price he can do for us on 11th floor east facing for 64 lack,, sudden down of 10L in price, and told me only this price for me valid for 1 day to make decision,

    I did not pay any heed to this, after 2 days again he called, so i told him its looks very expensive, and he again come down on final price of 50Lack for 1500 SQFT flat on 11th floor.


    Now i am surely doubt this ugly cheaters and will never book an apartment in there building, as i come to know from some other sources that there constructin quality is very bad, and outer looks is showoff.

    Luckily i read this blog and come to know that they have not yet completed some project and started new one.

    My advise check all the sided construction quality, delivery rating, builder background, etc before you make a choice with your hard earn money.

  44. I thought of buying a flat there and was doing online research, the negative reviews on this blog made me think that i should never buy a flat from them. But I thought of checking with the residents once before totally taking off this builder from my list.

    When I went and checked the site, the construction is ok, not as bad as people have written. I spoke to the residents they said that Power backup has been provided, bore water is coming and BESCOM connections are present.

    They said the main issue is the construction delay of more than 6 months for some blocks, so if that is not a problem then we can buy there.

    I am still thinking, but it didn't look as bad as people have written here. So I would suggest to visit the site once before deciding to take the builder of your list.

  48. You may be happy about the good review that you see across website(ever smiling sales representatives , great broucher ) and book a flat at them. Prepare yourself for the hard time, unexpected situation and harassment.

    I am not blaming anyone who has given good review about GM Infinite projects. They may be wish to resell their property, want to get a tenant or really happy about the substandard quality construction.

    Booking the flat with your hard earned money with help of bank loan and other loans may be easy. But paying Rent and EMI due to the unethical and illegal behavior of builder are really a burden and it will hurt a lot. Later you will fight with them for years to get some answer and mostly they would not give good response, by that time they will be in their 10th project or closed their company. Even if you file a case against them in court, you will not get your money on time, you have to pay Lawyer fees (along with EMI & Rent) and wait for many years to get judgement.

    All the best for all who purchased flat from GM Infinite and Best wishes for all those who wish to book a flat at GM Infinite with confidence and trust.

    If you book a flat at GM Infinite. Please revisit this blog after 12 months from your booking date. You will see how much is true in this blog and share your experience.

They are biggest theif of town..they openly threat you and delay the project for infinite time with poor quality of material and fittings , fake promiss, rude behavvior of Sukesh jain,,they behave like they are giving you flat for free....Their new projects GTT town in ecity is toatl fake and do not ever fall into their trap...Sukesh jain you are bastard and cheat..god will punish you very hard in your life and thats a curse to you from all existing buyers

I had booked flat B2248, Block 14,Second floor on 1st Jan 2017, after few day Sukesh Jain called and said they the flat i had booked was sold to someone else earlier before 2 years so they can't resale once again, i had asked how come it had happened, when i had booked you availability tracker was showing free, if it has booked earlier then how came you did not notice for last 2 years, Sukesh Jain does not have a answers, he said he will refund the amount after 3 month, because as per their company policy they can refund only after 3 month, which i was agree and it more than 5 month, he is postponing the refund week by week hence now going to put a case against Sukesh Jain & Yeshwant, beware of this company, please do not invest on this Builder. Its fraud.
